Its same situation for me. My mom who has her own house wants to sell my dad's house when he goes(he is very old and declining....) but that would leave her adult children and grandchild basically homeless, destroying any chance is their future. Just so my mom can use the house money for herself. My moms always been this way. Probably also took…

There was no magic when it comes to purchasing a home from a financial perspective. A buyer either qualifies a loan or they have cash to buy it. Based on the information you shared, neither you or your wife would qualify for a new mortgage for a different home or to take over the mortgage for your existing home. You said your wife wants you to…

You have to sell the house or refinance the house and buy her out. Judge would order a sale to finalize financial seperation. if you get seperated and don't actually pursue the legal divorce, You certainly don't want to do anything where you stay in the house and pay the mortgage on a house that is in both your names, because sooner or later, she…

There is no way you can pay off $20k in credit card debt in 17 months with one or both of your incomes. Interest is accruing. If you do not pay it off before your 0% runs out, you will be hit with all of the interest that has accumulated. You need to sell the house, pay off the credit card debt, split the rest and move on. But you can't afford the house. With your combined income you still racked up $20k in debt. Halving your income means you'll be in an even bigger hole. The only sane move is sell the house, use the proceeds to pay down the debt, and start over.

They've built up $20k in debt with both incomes. Unless one of them has a really bad spending problem that's going to magically evaporate when they split, this house cannot be held on to with their current income levels.

She doesn’t need to be worried about her DTI because neither of you will individually qualify for a new mortgage or to, solely, take over the existing one. Take the L, sell the house, and pay off your credit card debt.

This isn’t true. Many typical credit cards only start accruing interest after the zero percent interest period. It’s not deferred. Deferred interest is more common for store cards, e.g. furniture stores.

But you need to know your rights. She needs to refinance the house and cash out your half of the equity. She needs to pay half the $10k credit card debt. If that can't happen the house needs to sell.
